Converting commercial premises into apartments is easier than ever

We have been successful in obtaining approval for a number of A1 & A2 (Office) and B1 (Shop) conversions to Residential (C3) use over the past twelve months. A number of existing, often rundown or unlettable office and shop spaces have been transformed into flats, both for sale and rent. In a number of cases, planning permission had previously been refused.

From the 6th of April 2014, the Government has extended the permitted development rights to include change of use from A1 and A2 to (Residential) A3 As a rule, planning approval is required if the facade is altered. In addition, the Freeholder must also approve the change of use.

Fortunately, it is now easier than ever to convert low-rental capacity shops and offices into highly sought after flats and apartments. We are pleased to have received these successful approvals, with current construction works taking place and as a result, improving the existing building stock within the local area, providing much needed residential space and seeing an increase in investment. We look forward to assisting on more projects until the legislation time-frame reverts back in 2016.
